The Owner

Sage and sea is a trading name of Llys Dulas Estate Company Limited – registered number 541059 (VAT NO 160026413).

All cottages are owned by Llys Dulas Estate Company Ltd.

The Hirer

The hirer who makes the booking shall be twenty five years of age or over and shall assume responsibility for all party members and visitors.


- All children age 2 and over will be counted within the numbers. Infants under 18 months and sleep in a cot are able to stay over the allocated occupancy. Maximum of 1 infant is accepted over the allowed occupancy of the cottage.  No blow up beds, sleeping on sofas or sharing parents beds are accepted to accomodate children/infants.

Large group/same sex bookings:-

Any cottage with 8+ guests staying or combined large groups or same sex groups are subject to a damage waiver charge of £500.00, this fee is payable at time of balance payment. The fee will be refunded once cottage has been inspected following departure of guests within 5 working days and paid back to card facility.


Prices quoted include VAT.

Method of Payment

A 30% deposit of the actual cost of the holiday will be taken upon reservation of a property and the balance is payable 8 weeks prior to arrival date.

The deposit will be accepted as part payment in respect of the booking, if the balance is not paid in full by the due date Sage and Sea will be entitled to cancel the booking without notice, and without incurring any liability to the hirer in respect of any loss or damage following such cancellation. The cancellation will be deemed to have been made by the hirer.

Booking Alterations/changes

involving administration is a cost of £50.00 per cottage. This includes date changes or cottage changes. Date changes of cottages can be rescheduled however  to be taken within 4 weeks of original booking. Price may also vary.


In the unlikely event of Sage and Sea having to cancel the booking, our liability shall be limited to any monies being fully refunded to the hirer, however where possible alternative accommodation will be offered.

In the event of cancellation by Sage & Sea due to hirer's conduct - Discretion of refund could be made by Sage & Sea less £50.00 administration will be charged.

In the event of cancellation by the hirer the deposit will be retained and is non-refundable plus a £50.00 administration fee will be charged.

If the hirer cancels before the 8 week period prior to the arrival date and has paid in full then the deposit amount of 30% shall be retained and the remaining balance refunded to the customer less a £50.00 administration fee.

If the hirer wishes to cancel within the 8 week period prior to the arrival date then the full amount will be retained and is non- refundable.

However Sage and Sea recognises that every booking is made in good faith therefore if we can re let the property for the relevant period, we will refund the hirer at a pro rata rate.

Although cancellation can not be avoided we recommend that you take out holiday insurance with an independent broker.

Damage. Loss and Nuisance

The hirer agrees that the supervision of children, babies, dogs and any adults requiring care remains the responsibility of the hirer at all times.

The hirer will be responsible for leaving the accommodation in good order and clean condition. We will persue the hirer  for any damage or loss however caused (excluding reasonable wear and tear) incurred during occupation. If any damage has been caused, the hirer is to contact Sage and sea immediately.You should be aware that you have a legal liability to pay for any damages you may cause to the property during your holiday The hirer agrees not to cause nuisance or annoyance to occupants of nearby property and to allow reasonable access to the property by Sage and Sea if  deemed necessary. If in the opinion of Sage and Sea any person is not suitable to continue their stay at the property because of unreasonable behaviour, damage or nuisance to other parties, the contract may be discharged and the company may repossess the property immediately. The hirer will remain liable for the whole cost of the hire and no refund shall be due. Where additonal house keeping cleaning has had to be scheduled following the departure of a guest, Sage & Sea have the right to charge a minimum £300.00 to cover the cost of additional house keeping.

Items left in cottage by guest:

Please ensure that you check you have all your personal belongings before you depart. Sage & Sea are unable to post any left items back to guests once they have departed.

Concerns whilst staying at our cottages

In the event of any problems or concerns, please immediately contact your host who's details are within the Welcome folder in the cottage and telephone number on key fob.


Occupancy begins after 4pm on the scheduled day of arrival, and ends at 10am on the day of departure. It is important that the properties are vacated by the agreed time so that our house keeping team have sufficient  time to make the property ready for the next arriving guests.

Sleeping in vehicles including caravans parked in or around the property and tents are not permitted.

The total number of people shall NOT exceed the number permitted. This includes additional guests on camp/air beds, sofas or sharing beds. All guests booked/staying in cottages must be named at time of booking. This is for insurance and emergency service reasons.

The property will be available to the customer and members of their party only and should be used solely for the purpose of a holiday within the meaning of section 9 of the Rent Act 1977.

All properties are non-smoking.


Bed linen is included in the price and beds are made up on arrival. Bathroom towels are provided but we advise that you bring extra towels for the beach and hot tub.

NB: Beds are set as per website and no bed configuration is possible

Wi-Fi:  Cottages which have wireless internet access are noted in the cottage description. However sometimes, particularly in more rural areas of the estate, the cottage may experience internet access being intermittent or even on occasion unavailable for a short period of time because of the distance to the nearest BT exchange and/or the remoteness of the cottage.  Additionally, we would like to note that if there is no internet connection due to factors outside the control of Sage & Sea such as fallen wires or thunder storms, we will not be held responsible for the lack of internet connectivity.



Strictly up to two well trained dogs are accepted in the cottages with an additional cost of £25.00 each. Dogs are not allowed upstairs or in bedrooms, on the furniture, and especially not on the beds nor  are they to be left unattended in the property. No other domestic pets can be accepted. At the end of your stay please remove all traces of dogs from the property garden. The hirer will be charged an extra  £325 for a specialist cleaning company to clean when it is evident that dogs have been allowed on furnishings or bedding or have caused any damage or soiling.

Hot Tubs

All properties and their facilities are used at your own risk. Special care must be taken at properties with hot tubs and ponds. Before entering hot tubs, all guests are to read  the hot-tub guidance which is situated within the cottage.Parents should ensure their children are supervised at all times. Under no circumstances should any chemicals such as shampoo, washing up liquid etc be added into the water to create bubbles. These chemicals damage the pipes and jets within the hot tubs. When there is evidence of any mis-use were additional cost of maintenance is required,  the hirer will be charged an additional £100.


A number of Properties are fitted with coded key safe holders, the customer will receive information on this along with the security code when full payment has been received. Cottages which do not have key safe’s are advised of their key collection given by hand upon their arrival.
